Defendant Convicted for Felony Real Estate Fraud

Alaric Donya Scott, Jr. was convicted by a jury of 13 felony counts of offering to file or filing false documents, two felony counts of perjury and two misdemeanor counts of failure to maintain notary books.  The jury also found true a white collar crime enhancement for taking more than $100,000.

Between July 2013 and May 2015, Alaric Scott filed fraudulent documents, including Mechanics Liens and UCC-1 Financing Statements, against multiple properties in Sacramento County.  The fraudulent documents clouded the property titles, and Scott used the liens as leverage to try and obtain money from property owners to clear the titles.  In one of the properties, the bank seller paid Scott to remove his fraudulent lien so they could complete the sale of the property.

Scott faces a maximum sentence of 16 years and 8 months in state prison.  Sentencing is set for April 26, 2018, at 9:00 a.m. in Department 38 before the Honorable Sharon Lueras.
